Owners

The owner of the building is Madison Park LLC with members Konstantin Kostov (manager), Kiril Alexiev, and Daniela S. Hristova.

Mr. Kostov, a resident of the Hyde Park/Kenwood community since 1991, is a graduate of the University of Chicago where he completed his M.S and Ph.D. in Biophysics. He has owned and operated numerous properties in Chicago, Michigan, and Colorado.

Mr. Alexiev, an MBA from DePaul University, has worked for six years at ABN AMRO as Vice President at the Foreign Exchange Department covering institutional clients. He owns and manages two multi-family buildings in Bucktown and Wicker Park in Chicago.

Ms. Hristova, Ph.D. in Slavic linguistics from the University of Chicago, is currently an Assistant Professor there. She recently completed the construction of a high-end single family house in Skokie, IL. In addition, she is a two time winner of the Skokie Beautification Award for her previous house.

The following professionals have been retained as advisors to the company.

General contractor:

Allen Gaarder of Revamp Enterprises. After graduating with a degree in Civil Engineering from University of Illinois at Urbana Champaign, Mr. Gaarder ascended from project manager to senior vice president at several large commercial and residential construction companies, managing projects with aggregate construction costs in excess of 100M. Mr. Gaarder has managed multiple high profile construction projects, including the Park Newberry Condominiums and Union League Club renovation in downtown Chicago.

Architect:

Joel Heiniger of JH Design. Mr. Heiniger has over 15 years of experience highlighting architectural designs for condominium conversion of 6-12 unit buildings. Structural Associates Inc., as structural engineer, and Creative Systems & Assoc. Inc., as MEP engineer, took part in the preparation of the drawings.

Legal counsel:

Steven Blumenthal of Much Shelist - one of the most respected Chicago law firms. Mr. Blumenthal has over 25 years of experience in all aspects of real estate and business law.

OUR TEAM

Zoning counsel:

Ed Kus of Shefsky & Frolich, a prominent Chicago law firm. Mr. Kus, most recently senior counsel of the City of Chicago, was responsible for creating the new 2005 zoning ordinance of the city.

Permit expeditor and consultant:

Robert Grela of Robert Grela & Associates. Prior to founding his firm in 1987 Mr. Grela served as architectural and zoning examiner for the City of Chicago. Recent projects include the Blackstone Hotel, 345 N. LaSalle, The Palmolive, The Sterling, The Bristol and several other luxury condominium developments in the Loop and the Gold Coast.

Interior designer:

Barbara Sahlins of Interior Designs. Mrs. Sahlins is a well respected designer in Hyde Park working primarily with clients living in the neighborhood.

Realtor:

Larry Bloom of Sudler Sotheby. Former alderman of the 4th ward where the building is located, Mr. Bloom is a resident of Hyde Park/Kenwood and a well known community leader.
